1.Old Encinitas incorporates different housing styles of small beachside areas, with a bit of business intermixed. The Encinitas welcome arch is located in this district. A low coastal ridge separates Old Encinitas from our next district; New Encinitas.
2. New Encinitas is an area well known for its entertainment sector, but it also includes larger tract homes as well. Many of Encinitas golf courses as well as shopping experiences are located in the New Encinitas area.
3. Olivenhain is an area defined by it being its “own little town”. Primarily upscale single family custom homes can be found in this area. Most streets in Olivenhain are small and winding through the hills, but also includes a great network of recreational trails, making it the perfect location for an afternoon walk. Olivenhain is different from other surrounding areas in that it has a darker night sky because of its “Dark Sky Policy.” This policy limits light pollution that sometimes overwhelms the beauty of an area or its sky, which in Olivenhain a common sight is its sky being dotted with hot air balloons. Another reason for Olivenhains appeal is that it has relatively large lots range from 0.5 acres to 5 acres many including pools, horse facilities, tennis courts etc.
4. Leucadia is an older community with amazing art galleries, restaurants, unique stores and shops with great single family homes available. The streets and boulevards in Leucadia are lined with trees that give this area a distinctive flavor.
5. Cardiff-by-the-Sea otherwise known as “Cardiff”, is an area closely linked to British cities, and classic composers with street names like; “Oxford”, and “Manchester” in the area suggest. As a well known surf location Cardiff hosts many surfers every year especially in the winter months at its Swami’s location by a wonderful cliff top park, and home to some of the best ocean swells around.
